Sustainable assets

All our campuses focus on energy efficiency, reducing water consumption, promoting recycling, and improving indoor air quality, for the occupants to have a healthy working environment.

Rooftop renewables

We have installed rooftop solar panels at several of our campuses to address our power needs and have seen a significant reduction in our carbon emissions as a result.

Environmental stewardship

Sustainable Development and Operations

Water security is one of the essential determinants of our shared objective of a sustainable future and improving environmental performance. To optimize water usage through the augmentation of automated irrigation we have implemented advanced irrigation techniques. We utilize only treated water for landscape and other purposes and are striving to optimize rainwater retention by installing permanent infiltration or collection features like vegetated swales, rain gardens and rainwater cisterns.
Responsible waste management is a key tenet of our efforts to enhance our environmental performance. Considerations related to waste management are integrated into our developments from the design stage and continues well into the properties' operations, as we aim to reduce our operating carbon impact by embedding circularity into our organization. While reducing landfill waste, we have also taken steps to eliminate single-use plastics in our food courts and shared spaces.
We our striving towards our long-term goal of achieving Net Zero by 2040 or earlier and simultaneously are dedicated to closely monitoring and measuring energy usage and emissions across our portfolio. To ensure continuous improvement, we periodically benchmark ourselves against local and global industry standards through an internal review and target setting mechanism.
To ensure ongoing progress in energy and emissions reduction, we take a multifaceted approach. This includes standardizing policies and procedures to strike a balance between comfort and energy efficiency. It also involves making timely capital improvements and upgrades aligned with replacement needs, while leveraging technology through advanced building management systems for enhanced visibility and control. Our campuses are strategically located near transit-oriented developments like metro rail and the Rapid Rail Transit System as we support shared mobility initiatives to provide stress-free, eco-friendly commuting options for our tenants and employees.
Recognizing the essential role of biodiversity in climate change mitigation, we are working on scientific solutions to increase the green cover to 30%, drive the ecogological connect, enhance the carbon sequestration and reducing the urban heat island. This commitment is an integral part of our climate action strategy, aligns seamlessly with our ESG goals and the TFND's targets. As pioneers in our industry, we showcase the ecological value of our assets, including the sequestration of 1361 tonnes of carbon, equivalent to the impact of 35,693 trees. Also, we maintain 85% average ecological connectivity and uphold a minimum of 19% average green cover across our assets.
INCLUSION RUN

Nurturing Inclusivity and Good Health

We collaborated with the Rotary Club of Mumbai Lakers to organise the Powai Run 2023, a community marathon promoting diversity, inclusivity and equality, under the theme #EmbraceEquity. The event brought together participants from various backgrounds supporting the cause. In addition, The Inclusion Run, held in partnership with the Adventures Beyond Barriers Foundation, aimed to support the people with disability community by encouraging corporate leaders to run as allies with visually impaired individuals or individually.

Sustainibility

Trees of Hope

In 2021-22, we celebrated a greener and merrier Christmas through Trees of Hope initiative. Christmas trees made from recycled wood and discarded flex were installed at five of our campuses. After the exhibition, the material used to make the trees were repurposed into utility products for the underprivileged. We encouraged our visitors to post a picture with the trees on social media and pledged to plant a tree for every picture.
